Q. Is there water to each lot?
A: Yes, water will be brought to lot line

Q: Will there be electricity provided to my lot?
A: Yes, electricity will be brought to the lot line

Q: Is there an HOA and how much are the dues?
A: No, there is no HOA and no dues, however, there are CC&Rs to ensure the quality of the project is maintained.

Q: What are the HOA fees used for?
A: There are no HOA fees

Q: What type of homes are allowed on my lot?
A: Site built homes and cabins are requied. Modular units are not allowed.

Q: Can we store boats or trailers on the property?
A: Yes you can store boats or trailers on the property.  Please read the CC&R's for more details.

Q: Is there fencing required? If so what types are acceptable?
A: Fencing is allowed on any given lot. Acceptable materials are block, tubular or square steel and rock.  Half walls and view fencing are allowed.

Q: What is the minimum square footage my home has to be?
A: 650 square feet of livable space

Q: Does the lot buyer have to put in their own septic system?
A: Yes, the buyer is responsible for their own septic system.

Q: Can I keep horses on my property?
A: Yes. Horses are allowed, but only on lots that are an acre or greater in size. No more than 2 horses are allowed on any acre lot and no lot may board horses.

Q: Can these lots be split?
A:  No the lots may not be split per the restrictions of the CC&R’s .

Q: Will there be phone lines to each lot? 
A: Yes, phone lines will be brought to lot line

Q: Will be cable or gas to my property?
A: No

Q: Will the subdivision be gated?
A: No, this will not be a gated community.

Q: What schools are near by?
A: Vernon Elementary, Vernon Middle School and Vernon High School. 

Q: Are there any restrictions on pools and landscaping?
A: All lots must maintain a 20 foot perimiter of native vegetation around the property. An occupied lot shall plant and maintain at least 6 pine trees.

Q: Do I need to find my own builder?
A: Yes.
