Q. Is there water to each lot?
A. Yes, the water company is Johnson Water Company.
Q. Will there be electricity provided to my lot?
A. Yes, the electric company is SRP.
Q. Is there an HOA and how much are the dues?
A. When you purchase a lot, you will automatically become a member of the HOA. Membership dues for each lot are $28.00 per month. Monthly HOA dues will begin at the time you close escrow on your lot.
Q. What are the HOA fees used for?
A. Road maintenance, road repair, gated entrance, common grounds maintenance and reserves for future upgrades.
Q. What type of homes are allowed on my lot?
A. Site built only.
Q. Can we store boats or trailers on the property?
A. Yes. There are some restrictions. Please refer to the CC&R’s.
Q. Is there fencing required? If so what types are acceptable?
A. Most fencing is optional. Walls are allowed around the building envelope. Please refer to the CC&R’s for more detailed information.
Q. What is the minimum square footage my home has to be?
A. Each single family residence shall be at least 2,800 square feet of heated floor space (excluding garage, attic, and storage spaces).
Q. Does the lot buyer have to put in their own septic system?
A. Yes. Only waste disposal systems that have been approved by all applicable health and environmental regulatory agencies shall be allowed.
Q. Can I keep horses on my property?
A. No
Q. Can the lots be split?
A. No the lots may not be split per the restrictions of the CC&R’s.
Q. Is there phone to each lot?
A. Yes, the company is Qwest.
Q. Will be cable or gas to my property?
A. There will be no cable, satellite only. No gas.
Q. Will the subdivision be gated?
A. Yes.
Q. What schools are near by?
A. Please contact Queen Creek School District for more information.
Q. Are there any restrictions on pools and landscaping?
A. Pools are allowed. Landscaping has some restrictions which involves some desert preservation. Refer to CC&R's.
Q. Do I need to find my own builder?
A. Yes, you may choose your own custom home builder. All home designs and landscaping must be approved by the Architectural Committee before submittal to the appropriate county or city.
